$565,000

Just a few blocks from Drake University, this well-kept stucco apartment building on Cottage Grove Ave offers a great mix of location and updates. The six-unit building features one bedroom and one full bathroom in each unit. Units have been refreshed with neutral paint, wood-look flooring, white kitchens with matching appliances, and updated baths with new vanities and lighting. Each unit offers a practical layout, with a living room that opens to a separate dining area, a roomy bedroom, and natural light from windows on more than one side. Tenants have access to a shared laundry room in the basement, while the unfinished area beyond it provides extra storage. Outside, there's a grassy side yard and a partially fenced back area shaded by mature trees. Drake Park, campus, and the shops and restaurants along University Ave are all close by, and I-235 is minutes away for an easy commute downtown. A solid investment opportunity in a high-demand rental area.
